SEO for Real Estate Investors and Wholesalers
Workbench SEO is an SEO company for real estate investors, wholesalers, house flippers and cash home buyers. We help investors show up when sellers search Google, Google Maps and AI assistants for someone to buy their house.
Unlike direct mail and cold calling, real estate investor SEO brings in sellers who are already looking for a buyer.

How motivated sellers search for investors
Sellers who need to sell quickly search for a fast sale or for their situation:
- Fast-sale searches: Searches like "we buy houses," "sell my house fast" and "cash home buyers near me" usually show Google Maps results, and those results come from Google Business Profiles.
- Situation searches: Sellers often search their situation first: how to sell an inherited house, avoid foreclosure, sell during a divorce or sell a house that needs major repairs. A page for each situation can reach a seller before they call anyone.
- AI answers: Some sellers ask ChatGPT or Google's AI results what to do with an inherited house or who buys houses for cash nearby. Those answers draw on your website, your reviews and what other sites say about you.
Our services
Workbench SEO focuses on the searches sellers make before they call an investor, wholesaler or cash home buyer.
- Google Business Profile: Setup, categories, services, service areas, photos and posts, so your Google Maps listing shows sellers what you buy and where.
- Seller situation pages: A page for each situation you buy in, written for the seller who is researching their options.
- Town pages: Pages for the towns where you buy, with the deals and details that make each one useful to a seller there.
- Deal pages and reviews: Closed deals turned into case pages with the seller's permission, plus a steady flow of reviews from past sellers.
- Technical fixes: Site speed, mobile layout, page titles, headings and indexing, so Google can find and read every page.
- AI search: A check of how ChatGPT and Google's AI results describe you. AI search optimization then improves the pages and profiles those answers draw from.
- Map rankings: Heat maps that show where you appear in Google Maps across the whole area you buy in.

We wanted to build a local real estate portal for real estate referral traffic. Knowing that competing with Zillow, Redfin and Realtor.com for keywords such as “homes for sale near me” was unlikely, we took a different approach.
We went after long-tail, bottom-of-the-funnel keywords to build authority and trust. We created content people cared about beyond home searches. Some examples include:
- Guide to Doylestown, PA
- Best public swimming pool in Bucks County
- Hidden gem restaurants in Bucks County
- Best value school districts in PA
- PA tax calculator
Because of this strategy, we have seen very fast growth and continue to grow. More and more people use NookLocal every month, and we are excited to see how this site grows.

How we work with investors
Workbench SEO meets with each client weekly or every two weeks. For investors, those calls cover recent deals: the seller's situation, the town, the house and how you solved the problem.
With the seller's permission, each deal becomes a case page, a review request and photos. Workbench SEO writes and publishes the pages, so the work doesn't fall on your team.
Carmen Ruffino Kim, a co-founder of Workbench SEO, has 10 years of business development experience, most of it in real estate, and is bilingual.
